When completed, this 86-acre development will include retail, entertainment, office and residential components. The retail portion fronts on U. S. Highway 280, the major corridor of the booming North Shelby County market area. A major connector road, Doug Baker Blvd., has been constructed between Highway 280 and Highway 119 to provide easy shopping center access to the large residential community on Highway 119 and to help alleviate the traffic congestion at the 280/119 intersection. This connector road also serves as the primary, signalized entrance for the retail portion of the development.
Phase I of the development was completed and opened the end of August, 2003. It provides over 203,500 square feet of retail space and is anchored by Publix Super Market, Academy Sports, Walgreens, Moe’s Southwest Grill and Panera Bread.
Phase II of the development was completed and opened in July 2004. The second phase added an additional 301,700 square feet of retail space which includes Rave Motion Pictures and Hobby Lobby.
This site will draw from some of the most affluent communities in the Birmingham MSA, including Greystone, Brook Highland, Highland Lakes, Meadowbrook and Eagle Point. Combined, these communities house thousands of high-income families in homes ranging from $250,000 to well over $3,000,000 in price. Shelby County was the fastest growing county in Alabama, according to the 2000 Census, which showed the population increasing by 44% from 1990 to 2000. A major portion of that growth was in the northern portion of the county, which will be served by this site.
These facts are born out by the site demographics showing a 2005 population in a 5-mile ring estimated at 45,217 with 2005 average household income of $109,619.
Birmingham continues to grow in the service, financial and health sectors. The Highway 280 corridor from I-459 to Highway 119 continues to lead all suburban markets in office space and absorption.
